One size doesn’t fit all

You may have seen the Housing Minister, Grant Shapps, feature in the news yesterday. He is looking to alleviate the UK’s housing crisis by encouraging local authorities to help the retired rent out their family homes, allowing them to downsize.

In principle I support this, as there are unquestionably a number of benefits in moving from a large family home to a specialist retirement property. But Shapps’ proposal is arguably unnecessary. For instance, our colleagues at Retirement Homesearch already offer a tried and trusted part-exchange scheme for people who wish to downsize but can’t sell their family home – a scheme which has been in place for well over ten years.
 
The facts speak for themselves - in the last four months of 2011, a tough period for the housing market, there was a year on year increase of 40% of people accepted onto the scheme.
 
Downsizing undoubtedly has many advantages for the retired. But perhaps what is needed is more information about the advantages and more practical solutions, rather than simply inventing new initiatives.
