Contractors and supplier

We ensure that: 

•     Suppliers are chosen on merit, avoiding conflict of interest, inappropriate gifts or anything which may compromise selection

•     Suppliers are consistent with Peverel Retirement’s ethics, standards and legal requirements

•     Inconsistencies are reported to the relevant Peverel Retirement staff

•     Suppliers understand Peverel Retirement’s compliance requirements and values 

•     Confidential information is kept secure

•     Baseline criteria is met and measured against

•     Tenders are submitted on a like for like basis

•     Contractor results are published in accordance with Section 20 to the service charge payers

 

By using preferred suppliers, Peverel Retirement can leverage greater economies of scale for the benefit of the development and residents. We make sure that only registered and approved contractors are instructed to look after the development, which gives residents peace of mind. All works carried out by suppliers are made within a code of practice with site staff monitoring all work before it is signed off. Peverel Retirement will make sure any issues are addressed in a prompt and timely manner.

Peverel Retirement work with CarelineUK and Kingsborough Insurance Services, who both sit within the Peverel Group of companies.

Yes. All suppliers are subject to a formal review by the House Manager and Area Manager.

Lifts (In England and Wales only) In 2010 Peverel Retirement retendered the lift maintenance contract that was due for renewal. After a lengthy process Peverel Retirement was pleased to agree a three-year maintenance contract with Schindler. Schindler are responsible for the upkeep and repair of each lift at the majority of Peverel Retirement’s developments. Schindler staff nationwide are on-hand to provide immediate maintenance support.

Alarm monitoring Alarm monitoring services are usually provided by CarelineUK, the leading provider in the UK. The service is the most comprehensive in terms of experience and range. A recent independent report by the Research Factor demonstrated that neither CarelineUK’s major competitors nor large scale local authorities could provide a ‘like for like’ offer for developments of an equivalent size (ie 40 flats).

 

For work that will cost over £250 for at least one property, Peverel Retirement will follow a strict tender process in accordance with Section 20 of the Landlord and Tenant Act 1985.

If work needs to be carried out and is below £250 per individual property, we do not have to seek tenders and will often use the developments usual contractors. However, we commonly go through the standard tender process to ensure openess and transparency.

At all times residents are kept informed of works being carried out at developments.

Invitations to tender will be sent out to at least three independent contractors (which have no link to each other). A consultation with residents will then take place to present the summary of tenders received. A maximum of five tenders will be sought.

The Peverel Group comprises experienced contractors specialising in the provision of services to the property industry who can bring value to the tender process. Where a contractor, who is connected to the landlord or managing agent is selected (after consultation), a note advising of the connection will always be made known to residents.

Residents will be made aware of this, and a clear and thorough explanation given as to why the preferred supplier has been selected.

If only two tenders are received, the project may still proceed but all residents will be made aware of the situation and feedback requested.

Yes. After consultation with Peverel Retirement, contractors put forward by Residents’ Associations can be invited to tender.
