Looking after people and property

As the Property Manager, Peverel Retirement manages developments on behalf of the freeholder. We are responsible for employing the House Manager, keeping buildings and gardens well-maintained and, above all, overseeing the wellbeing of residents. The following information outlines some of the key aspects of retirement living on a managed development:

Management Team

Most sites have a manager on hand to ensure things run smoothly and deal with any resident queries. They are supported by an Area Manager who will visit on a regular basis to ensure the efficient maintenance and running of the development.

Annual Service Charge

A service charge is levied annually to cover all property maintenance and management costs. Water and sewage charges may also be included. For your protection, service charge funds are protected in a designated bank account.

Budgets and Accounts

We believe in strict budgeting and financial transparency. Annual budget and accounts meetings are held with residents to keep them informed about how much is being spent in managing their development. Independently audited annual accounts are drawn up and a copy given to each resident.

Consultation

When major repairs or extensive redecorations are carried out, Peverel will consult with residents first. Likewise, if any major changes to the services provided are planned, they are subject to a formal balloting process.

Contingency Fund

To help with budgeting for major repairs or maintenance (such as redecoration of communal parts) we place part of the service charge in a separate account, usually called the contingency fund.

Residents' Associations

We want residents to play an active role in the running of their development – so we always encourage the formation of Residents’ Associations involving as many of the residents as possible.

Additional Services

At Assisted Living developments, the following services are available:

  • Estates Team – providing 24-hour on-site management
  • Food Services Team – providing an optional midday meal at a modest cost in the dining room with waiting service
  • Housekeeping Team – providing an hour of domestic assistance per week for each apartment as well as cleaning communal areas
  • Domiciliary Care – assistance with the personal care needs of residents (optional additional service)
